Three templates, three layouts

Each template is an editable Word document. They differ in who is named as owner and in how the property section is set up.

Template Laid out for Owners named Property section Signature lines Price
Missouri Beneficiary Deed: Single Owner, Single Property (Editable Doc) One owner and one Missouri property One One legal description One $50.00
Missouri Beneficiary Deed: Single Owner, Multiple Properties (Editable Doc) One owner and multiple Missouri properties in the same county One Three numbered property blocks One $65.00
Missouri Beneficiary Deed: Married Owners, Multiple Properties (Editable Doc) Married co-owners and multiple Missouri properties in the same county Two, named together Two numbered property blocks Two $65.00

Both multiple-property files carry a note that every parcel on one deed must have the same owner or owners, be held in the same ownership interest, and be in the same county.

What is in every template

All three files have the same eleven parts, in this order.

  1. A “Prepared by” block and a “Return to” block at the top.
  2. The deed’s title and opening line, which names section 461.025 of the Revised Statutes of Missouri.
  3. A block for the owner and a block for the beneficiary, each with blanks for a full legal name, marital status and mailing address.
  4. The granting paragraph, written out in full.
  5. A legal description section, with a reminder to copy the description exactly as it appears on your current deed.
  6. An optional paragraph and block for a contingent beneficiary, to fill in or remove.
  7. A “Reservation of rights” paragraph.
  8. A signature line with a date.
  9. A “Signatures and acknowledgment” block for a Missouri notary.
  10. Bracketed blanks, such as [Grantor’s Full Legal Name], everywhere you fill something in.
  11. A short note from LabelMeLegal at the end, to delete before printing.
